DESIGN BRIEF
Strathcona is historic neighbourhood in Vancouver with a strong community
identity. The typical lot size in Strathcona is 25 feet with some rare lots with 50 feet frontages. The Pender Street Gardens is a lot multi‐family development of three buildings and five residential units. The Craftsman architectural design is inspired by the common design elements of steep gable roofs, porches and bay windows found in Strathcona’s historic residential buildings. The two duplexes face Pender Street and the rear building faces the interior rear courtyard. The Strathcona community identity is replicated in the design of the courtyard community of the Pender Street Gardens multi‐family homes.

The Glen Drive Triplex is perched on a corner lot with a view to the north shore mountains. Three residential units are distributed with two rear side by side units and the third unit fronts the north facing street with the mountain views. Roof decks are located on the rear attic floor facing the south for the two rear units to enjoy the sun exposure. Outdoor amenity spaces are provided with private patios for each unit and a common indoor amenity space is located in the basement with bike storage. The second building is located in the rear yard and includes the third unit with attached parking stalls on the ground floor. The predominant building form in the neighbourhood is single family homes and the front of the traditional Craftsman design responds to the single family geometry of the single gable roof and shared entry porch.

This fourplex (four unit) residential building is a contemporary design with two front street facing units and two rear oriented units with front doors facing the street. Front upper level decks provide views to the north shore mountains and private rear yards have direct access to the detached parking garages.
